Home Inspector please select: experienced intermediate beginner
The need for the Diploma in Home Inspection has been brought about by the Government's proposed reforms to the home buying process in England and Wales. The legislation will require sellers of residential properties, or their agents, to make a Home Information Pack (HIP) available before marketing homes for sale, and to make a copy of the pack available to prospective buyers on request. A key element of the pack is the Home Condition Report and Energy Performance Certificate, which must be carried out by a qualified Home Inspector. However, in July 2006 the Government announced that the Home Condition Report would be optional. This was done primarily for fear that the industry was not ready or geared up to cope with the demand for this new vocational career. The Government have now stepped back and are conducting area trials with a view to establishing what the take up is of this optional element, before imposing its mandatory use in the near future.
However, from a candidate's point of view, the course leading to the qualification for the Diploma in Home Inspector gives you a wealth of options:
- In depth knowledge of residential buildings with excellent focus on defects
- Holders of the HI Diploma will be qualified to carry out both Home Condition Reports (this remains an authorised document with the Home Information Pack) and also the mandatory Energy Inspection Reports
- Holders of the HI Diploma will be able to do a top up module in Valuation and this would provide you entry to RICS as a TechRICS member and become eligible to carry out valuations. For more information on the Valuation module, click here.
